Woodbridge Holdings, LLC and its subsidiaries seek to generate returns through active management and patient harvesting of our portfolio of investments in our two primary asset classes of REAL ESTATE and OPERATING COMPANIES.

Investing In Real Estate And Related Enterprises: Through our wholly owned subsidiaries and interests, we manage and seek a wide range of real estate related investments. Our specific knowledge and background in real estate uniquely enable Woodbridge Holdings, LLC to develop opportunities across a spectrum of real estate related segments, including land and master-planned community development, commercial development, and commercial real estate acquisition and management.

We engage in master-planned community development and commercial development primarily through our wholly-owned subsidiary, Core Communities, which we acquired in 1997. Core Communities develops master-planned total-living community environments throughout the Southeastern United States. Core Communities' best-known projects are St. Lucie West, Tradition Florida and Tradition Hilton Head. St. Lucie West, a completed community, is a uniquely self contained community set on 4,600 beautiful acres and is home to more than 6,000 families and 200 businesses employing more than 7,500 people. Core Communities is currently developing Tradition Florida, an 8,300 acre community set along five-miles of I-95 frontage, designed and entitled to feature 18,000 new residences and 8,000,000 square-feet of commercial space. Tradition Hilton Head, Core Communities' newest master-planned community, will cover 5,300 acres with Phase One plans scheduled to include 1,200 residences on a 200-acre, 18-hole Tom Fazio golf course, and 100,000 square feet of retail and commercial space.

We believe Core's track record provides a distinct advantage in the purchase, planning, entitlement and successful completion of large scale projects. Its reputation provides considerable comfort to municipalities which cannot compromise on their insistence that their communities will reflect inspired design and are completed successfully in accordance with a "best of class" master plan which include environments to live, work, play and learn.

Woodbridge Holdings' investments in commercial income producing real estate outside of Core Communities are primarily conducted through our real estate investment management subsidiary, Cypress Creek Capital. One of the company's core competencies is investing in existing commercial income producing properties in Florida. The company's real estate experts have decades of experience and specific knowledge of and networks within the state's real estate markets. We believe this positions Cypress Creek to evaluate and execute a broad array of commercial real estate transactions including direct equity investments, private equity investments, debt investments, joint ventures or co-investing ventures, as well as to provide proprietary deal flow for subsequent real estate related investment opportunities. The Cypress Creek specialized team provides hands-on skills and experience in operating commercial real estate, particularly office, retail and industrial properties.

Bluegreen Corporation (NYSE: BXG), one of Woodbridge Holdings' key holdings, has successfully acquired and developed resort and vacation ownership projects through its Resorts Division and, through its Community Division, has acquired and sold home sites to end users in ex-urban settings typically centered around a major leisure attraction. We own approximately 52% of Bluegreen Corporation's outstanding Common Stock.

Investing In Operating Companies:
Woodbridge Holdings seeks to invest in primarily middle market operating businesses in a variety of industries and conduct these activities primarily through our subsidiaries. We will typically make investments with a longer-term horizon, working with operating management teams to improve and grow their businesses, and maintaining a flexible approach on the timing and nature of exiting from any particular business. Our middle-market operating company investment activity is primarily conducted through our “private equity” affiliate, Snapper Creek Equity Management, LLC. The Snapper Creek investment managers bring decades of operating and investing experience to this platform.

Woodbridge has a history of fostering solid partnerships with the management and boards of directors of companies across diverse industries. We have provided our portfolio companies with resources and expertise in the areas of strategic planning and acquisitions, as well as assistance in obtaining post-acquisition growth financing, and development of a culture of sound corporate governance and financial discipline.
